Terms of service

The short version. Gable helps you understand a home problem, estimate what it should cost, and find a contractor — and it gives contractors software to run their business. We are not the contractor. We do not do the work, we do not guarantee it, and our estimates are guidance, not quotes.

Using Gable means agreeing to what follows. If you are using it for a business, you are agreeing on that business’s behalf.

This agreement

These terms are between you and Miranium AI, which operates Gable Pro (for homeowners and property managers) and Gable HQ (for contractors). They apply whenever you use either. If you do not accept them, do not use the service.

You must be 18 or older and able to enter a contract. If you accept on behalf of a company, you confirm you are authorised to bind it.

What Gable is — and is not

Gable is a software service and a directory. When you find a contractor through Gable, any work is a contract between you and that contractor. We are not a party to it.

  • We do not perform, supervise, schedule or inspect any work.
  • We do not employ contractors, and they are not our agents. They are independent businesses.
  • We do not guarantee any contractor's work, timeliness, conduct, pricing or insurance.
  • We check a contractor's licence details before publishing their listing — against the licensing board's own published register where we hold it, and by review otherwise. That is a check on a licence at a point in time. It is not a recommendation, a warranty, a bonding or insurance check, or a promise about anything they do afterwards.
  • Hiring, paying, and resolving a dispute with a contractor is between you and them.

Do your own diligence before hiring: confirm the licence and insurance yourself, get the scope in writing, and do not pay for work you have not agreed.

Estimates, prices and advice

An estimate on Gable is guidance, not a quote. It is a range built from typical costs for typical work of the size you describe. It does not know your building, your access, what is behind your wall, or what your local market charges this month. Only a contractor who has seen the job can quote it, and a real quote will often differ.

Where our catalogue does not cover a job, Gable may show a rough AI-generated ballpark. Those are labelled as such where they appear, and they are the least reliable numbers on the service.

Guidance about repairs is general information, not professional advice. Some work is dangerous and some requires a permit, a licence or an inspection — gas, electrical service equipment and structural work especially. Gable flags what it recognises, and it will not catch everything. When in doubt, hire a licensed professional and check with your local building department. You are responsible for what you choose to do in your own home.

Information about building codes and permits tells you which code a place has adopted and whether work of that kind usually needs a permit. It does not reproduce code requirements and is not a substitute for asking your local authority.

Your account

Keep your credentials to yourself; you are responsible for what happens under your account. Tell us promptly if you think someone else has access.

Give us accurate information and keep it current. A contractor listing that misstates a licence, a trade, or who the business is may be unpublished without notice.

What you may not do

  • Use Gable to break the law, or to arrange work that would.
  • Impersonate anybody, or list a business you are not authorised to represent.
  • Upload anything you do not have the right to share, or anything unlawful, malicious or deliberately misleading.
  • Scrape, resell or redistribute the directory, the guides or the cost data.
  • Probe, overload, or work around the limits, gates and approvals in the service — including the ones that hold spending down.
  • Use the assistant to generate anything unlawful, or to seek advice you know it is not qualified to give.

We may suspend or close an account that does any of these, and we will say why where we can.

Content you provide

What you upload stays yours. You give us the permission we need to run the service with it — to store it, show it back to you, send it to the contractor or customer you are dealing with, and process it through the providers listed in our privacy policy. That permission is limited to operating and improving Gable, and it ends when the content is removed, except where we must keep a record.

A contractor is responsible for the accuracy of their own listing, estimates and invoices, and for the customer information they enter — including having a lawful basis to enter it.

If you are a contractor

  • Your subscription is billed as published on our pricing page. Where a plan carries a commitment, that commitment runs for its term.
  • Payments from your customers are processed by Stripe and settle to your own connected account. Stripe's terms apply to that account, and Gable's fee on a payment is disclosed before you take it.
  • You are the merchant for your own work: your customer's contract for the job is with you, refunds are yours to issue, and Gable's role is to move the money and keep the record.
  • You are responsible for your own licensing, insurance, tax and employment obligations, and for the messages Gable sends in your name — including any service reminders you switch on.
  • The assistant proposes; you approve. Anything it drafts that reaches a customer or moves money waits for a person, and that person is accountable for it.

Fees and payment

Fees for Gable HQ are shown on our pricing page and are charged in advance. Mid-cycle changes are prorated. A failed payment pauses the paid parts of the service until it clears; nothing is deleted.

Using Gable to find a contractor is free for homeowners. A property book beyond the first property is charged as shown in the product before you add one.

Except where the law requires otherwise, fees already charged are not refundable. If we get a charge wrong, tell us and we will fix it.

Availability and change

We change Gable often. Features are added, altered and sometimes removed. We aim to keep it available and will not promise uninterrupted service. If we retire something you depend on, we will give reasonable notice where we can.

Third-party services

Gable connects to services you may choose to use, including Stripe, Google and QuickBooks Online. Those are governed by their own terms with you. Connecting one is your decision and you can disconnect at any time. We are not responsible for a third-party service’s availability or for what it does with data you have authorised it to receive.

Our intellectual property

Gable, its software, its guides and its cost data are ours, and using the service does not transfer any of it to you. You may use the guidance Gable gives you for your own property or your own business. You may not copy the product or its content to build a competing service.

Disclaimer

Gable is provided “as is”. To the fullest extent the law allows, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the service will be uninterrupted or error-free, or that any estimate, guide or contractor listing is accurate, complete or suitable for your situation.

Limitation of liability

To the fullest extent the law allows, Miranium AI is not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, lost data, or the cost of substitute services.

We are not liable for the acts or omissions of any contractor, for work performed or not performed, or for a dispute between you and a contractor or a contractor and their customer.

Nothing here excludes liability that cannot lawfully be excluded.

Indemnity

You will indemnify Miranium AI against claims arising from your use of the service, from content you provide, from work you perform or commission, and from your breach of these terms.

Ending it

You can stop using Gable at any time and close your account from your account page. We may suspend or end access for a breach of these terms or where we must for legal reasons.

Closing an account ends access to it. What happens to the underlying records, and how to ask for erasure, is set out in the privacy policy. The sections above on content, disclaimers, liability and indemnity survive.

Changes to these terms

We may update these terms. The effective date at the top moves when we do, and we will tell account holders by email about a significant change. Continuing to use Gable after a change means accepting it.

Contact
