Privacy policy

Effective 7 September 2026. Miranium AI, which operates Gable Pro and Gable HQ. Questions: support@gable.pro.

The short version. We collect what we need to answer your question, price the job, and connect you with a contractor — and, for a contractor, to run their business. We do not sell personal information, we run no third-party analytics, and the one advertising cookie we do set can be switched off without losing anything.

The rest of this page is the detail, including the parts that are less flattering: what we keep, for how long, and what closing your account does and does not do.

Who this is about

Gable is operated by Miranium AI. It has two sides, and which one you are on changes what we hold:

  • Homeowners and property managers using Gable Pro to diagnose a problem, price it, and find a contractor.
  • Contractors using Gable HQ to run their business — their jobs, customers, estimates and invoices.
  • A contractor’s own customers, who may never visit Gable at all but appear in it because a contractor entered them. Their details belong to that contractor; we hold them on the contractor’s behalf.

What we collect

If you only browse. Your IP address, used to rate-limit abuse and to work out which country you are in; a random identifier stored in your browser so we can count visits without knowing who you are; and which pages and features were used.

If you use the assistant. What you type, and any photo or document you attach. Photos of your home are stored privately and read back through links that expire. If you are signed in, your conversations are saved so you can reopen them. If you are not signed in, they are not saved at all.

If you have an account. Your email address and name; a password (stored only as an argon2id hash, never as text) or the fact that you sign in with Google; the properties you save, including their addresses; and the quote requests you send.

If you are a contractor. Your business details, licence number and state, service area, team, and everything you record in the product — customers, jobs, photos taken on site, estimates, invoices and payments. Some of this is deliberately public: see below.

If you sign an estimate. Your typed name, and the drawn signature if you make one. Both are held as the record that you agreed.

What is public on purpose

A contractor’s listing is a public page, and that is the point of it. Once published and licence-verified, their business name, trades, service area, description and profile photo are visible to anyone and appear in search engines. A contractor controls this from their business page and can unpublish at any time.

Nothing a homeowner does is public. Answers you save are private unless you deliberately create a share link, and you can revoke one at any time.

Photos and documents you upload

Photos you send the assistant, photos a contractor takes on a job, and files sent to a contractor’s inbox are kept in private storage. They are never publicly addressable; the app reads them through short-lived signed links generated per request.

One case is worth stating plainly. If you upload a quote a contractor sent you and ask whether the price is fair, we read it, compare it to our own estimate, and answer. We also sometimes keep that document, and use the figures in it to check and improve the price ranges Gable quotes. We only keep one that looks like a genuine, complete quote and is not a wild outlier. If you would rather we did not keep yours, write to support@gable.pro and we will remove it.

The assistant, and what a model sees

Gable’s assistant runs on models operated by the providers listed below. What you type, and photos or documents you attach, are sent to them so they can answer.

We do not use your conversations to train any model of our own, and we do not sell or share them. We use these providers under their commercial API terms, which is the tier on which they undertake not to train on what is submitted; we rely on that undertaking rather than making it ourselves.

The assistant can draft, but on the contractor side it cannot act on its own: anything that reaches a customer or moves money is proposed and waits for a person to approve it.

Who else receives data

We do not sell personal information — nobody pays us for it. One Google advertising tag tells us whether an advert led to a sign-up, which under some state privacy laws counts as “sharing” even though no money changes hands; the cookie section above says how to switch it off. These are the companies that process data so the product can work:

We also disclose information where the law requires it, and to professional advisers under confidentiality. If Gable is ever sold or merged, information would transfer with it, and we would say so here first.

QuickBooks

A contractor can connect their QuickBooks Online company so that invoices and payments raised in Gable appear in their accounts without being re-keyed. Three things about it:

  • It is one way. We create customers, invoices and payments in QuickBooks. We do not read your QuickBooks data back, and nothing already in your books is changed by us.
  • It is off until you connect it, and disconnecting stops it immediately. Access tokens are encrypted at rest and are deleted when you disconnect.
  • What is sent is the customer's name and email address, and the amounts and dates of invoices and payments — nothing else from Gable.

Cookies and what is stored in your browser

We run no third-party analytics and no cross-site trackers. One advertising tag remains, and it is listed below with the rest:

  • A session cookie, so you stay signed in across gable.pro and hq.gable.pro. It holds your session token and nothing else.
  • A role cookie, holding the single word “homeowner” or “contractor”, so the page draws the right navigation before it finishes loading.
  • A Google Ads cookie, so we can tell whether an advert led to somebody signing up. We record that a sign-up happened. We do not send Google your name, your address, or anything you typed into Gable.
  • Browser storage for the conversation you are part-way through, your theme, and a random visit identifier. This stays on your device.

You can refuse the Google one without losing anything: block cookies for this site, or use any ad blocker. Nothing in the product depends on it. We measure our own traffic ourselves rather than handing it to an analytics company.

Email we send

Most email from Gable answers something: an estimate you asked for, an invoice for work done, a reply to your own message. There is no unsubscribe on those, because stopping them would mean you did not receive a document you are owed.

A contractor can also switch on service reminders — a message to their past customers when work is due again. That is marketing, it is sent in the contractor’s name and carries their postal address, and every one has an unsubscribe link that works in one click. Unsubscribing from a contractor’s reminders never stops their estimates or invoices reaching you.

How long we keep things

We keep account and business records for as long as the account is open, and afterwards for as long as we need them for tax, accounting and dispute purposes. Contractors are the record-keepers for their own customers, jobs and invoices, and those stay until the contractor removes them.

Closing your account disables it. It does not erase it. Closing ends every session immediately and stops anyone signing in — but your identifier is referenced across many records, and removing it would leave those records orphaned rather than deleted. We would rather say this than claim an erasure we have not performed. If you want your data actually erased, ask us at support@gable.pro and we will do it by hand and confirm when it is done. Some records we must keep by law — an invoice, for instance — and we will tell you which.

Your choices

  • See and correct what we hold. Most of it is on screen and editable — your account, your properties, your business, your customers.
  • Ask for a copy, or for erasure, by writing to us.
  • Stop marketing email with the unsubscribe link in it.
  • Refuse location and the microphone. Both are asked for at the moment they are used and the product works without either.
  • Close your account from your account page.

Depending on where you live you may have further rights over your personal information. Write to us and we will honour them.

Security

Passwords are stored as argon2id hashes. Card numbers never touch Gable — payment details are entered on Stripe’s own pages. QuickBooks tokens are encrypted at rest. Private files are reachable only through short-lived signed links. Sessions expire and can be revoked.

No system is perfectly secure, and we will not pretend otherwise. If you find a problem, tell us at support@gable.pro and we will treat it seriously.

Children

Gable is for adults arranging work on property. It is not directed at children and we do not knowingly collect information from anyone under 18. If we learn that we have, we will remove it.

Where data is held

Gable is operated from the United States and data is stored there. It is intended for use in the United States and Canada, and we may restrict access from elsewhere.

Changes

If we change this policy we will move the effective date at the top and, where the change is significant, tell account holders by email. We will not apply a materially different use to data already collected without asking first.
